Why would you reopen a claim, even though the landlord or agent has failed to respond in the time limits?

If a landlord or agent fails to take action within the time limits we have set out, then we will close the claim. In these circumstances, we let you know, but will advise you that the claim may be reopened in exceptional circumstances. 


This is because there may be certain situations where it has been impossible for the landlord or agent to respond, for example, serious illness or flooding that prevented access to required equipment or evidence. It is both fair and required under FCA regulation to reopen a claim in these circumstances. 


If you are unable to take action on a claim due to a similar circumstance, then please let us know as soon as possible and we'll make sure you have the time you need
