What are you doing to make claims fair?

If a tenant disputes a landlord’s claim then we guarantee that the claim will be reviewed by The Dispute Service (TDS), our expert adjudication provider. TDS are the longest running tenancy deposit protection scheme in the UK, so provide a highly experienced and professional service to our customers.


They are independent of both landlord and tenant, and the outcome of an adjudication has no influence on the payment TDS receive for the service. All TDS adjudicators belong to the Chartered Institute of Arbitrators and comply with their Adjudicator Code of Conduct, which is available on the TDS website. The adjudicators make decisions based on the issues in dispute and the evidence provided.


The introduction of our new approach to managing claims builds on this rigorous process to make the claims experience even fairer. We are using email reminders, text messages, and telephone calls to ensure the no one misses an opportunity to influence the claims process. In addition, the transparency that the new system brings means all parties will be able to see what is happening at any point and exactly which evidence is being considered.


Our mission is to make renting easier, faster and fairer, and the claims experience is an absolutely integral part of that. 

What role do The Dispute Service play?

The Dispute Service are our expert independent adjudication partners. They formally assess any disputes where landlord and tenant(s) are unable to reach agreement.


They review all the evidence from both landlord and tenant, and provide a fair and impartial decision, or ‘adjudication’ on how much is owed.


The Dispute Service operate the longest service tenancy deposit protection scheme in the UK. They are independent of both landlord and tenant, so are perfectly placed to make the fairest possible decision
