We don't think it's fair that a landlord can wait months to receive the money that they're due for unpaid rent. So we've changed it. 


For all guarantees sold after 1st January 2022, any claim that is for rent only will be fully processed in 1 Working Day - that's from you submitting the claim to us paying the claim. 24 hours from us having claim information to money being on its way to the landlord; money in their pocket in record breaking time.


How it works


Nothing changes in how you raise a claim. We want it to be as simple as possible for you and then we'll take care of it. 


Just submit your claim to us with all of the required evidence:


  • References
  • AST
  • Rent Statement
  • Bank Account Details


We will check that you have submitted everything you need. ERI (our insurer since January 1st 2022), will review and pay the claim using its online claims assessment tool.


What about the tenant?


The tenant still gets the chance to dispute their claim. But just after we've made payment to the landlord.


What if they show they don't owe it?


A tenant can only show they shouldn't pay rent by either proving they did pay the rent or that they were released from the tenancy early. In these cases, it is clear to the agent or landlord that the tenant did not owe the money. If this is the case, we will return to the agent or landlord to require repayment. 


But 99% of the time, there is no reason to return to the landlord or agent and when there is it's most often because the tenant has also paid. 

Rent Only Claims for Guarantees Sold Before Jan 2022

Guarantees sold before January 2022 were underwritten by our previous insurer, so we are unable to offer the same process as above. However, we still offer an accelerated timescale compared to a claim involving other financial loss, due to the comparative simplicity of these claims. 


You still submit a claim in the same way, and the tenant is then given the opportunity to respond and provide any evidence to support any objection. If they agree to the claim value, do not dispute the amount, or do not provide anything to support their objection, then we will pay immediately after this. 


If the tenant disputes the claim, then we will move the claim straight to TDS for adjudication. TDS will assess the claim, as they would with a cash deposit, and determine the amount due. We will then make payment.
